Office windows: contract, schedule and out-of-hours work

Office windows are cleaned not because they are dirty but because clients see them. Glass is the first thing the eye lands on in a meeting room, and it spoils an impression faster than the floor does. That is why an office needs a schedule rather than occasional call-outs: quarterly or twice a year, on a fixed date.

Price and minimum order

One window costs UAH 350, and a window with film or tape after renovation 499. The minimum order for companies is UAH 1,300 — that is four windows or more. An additional hour of work is 499, and a stepladder, if ours is needed, 699.

The count is per unit rather than per square metre: in a meeting room with a glass wall every two sashes count as one window, and fixed sections are counted in pairs too.

When we come

Outside working hours: before nine in the morning or after seven in the evening. Window cleaning involves water and a stepladder, and doing it in a room full of people suits nobody. For sites that run around the clock we work at night.

In business centres access is arranged with security in advance: a recurring schedule gets a permanent pass, so nobody has to issue a one-off pass each time.

Documents

With companies we work under a contract. After the work we issue an invoice and a service acceptance act; payment is by bank transfer with up to 30 days deferral and no prepayment. With several offices, one contract with separate acts per address is simpler.

Window cleaning can be added as a separate line to a regular cleaning contract — then it happens quarterly without a separate approval each time.

Glass partitions

Modern offices hold more glass in partitions than in windows. Partitions are cleaned with a streak-free product as part of a normal office clean rather than as windows: they have no frame, no fittings and no outer side. The two items should not be confused — the price differs.

The outside in a business centre

Above the second floor we do not work from outside. In most business centres the external glazing is cleaned once a year by the building's management company using rope access — it is part of the building's running costs and usually does not need to be ordered separately.

How often to clean office windows

Twice a year for an ordinary office and quarterly for premises with display windows or a busy street outside. The most telling month is March: after winter the glass carries a layer of dust and road salt, and the difference is visible from the corridor.

How long a floor takes

An office window is quicker than one at home: the approaches are clear, the sills are empty and no furniture is in the way. Twenty windows on a floor take three to four hours for one cleaner, or an hour and a half with two.
