In short-let rentals cleaning is part of the operation rather than a one-off service. Between one guest checking out and the next arriving there are often three or four hours, and the whole job has to fit inside them: otherwise a check-in fails, not merely a cleaning.
A studio starts at UAH 1,950 and a two-room flat at 2,400. A recurring schedule carries a frequency discount: 10 % for two cleanings a month and 15 % for weekly. For a flat that is let continuously, that is effectively the base rate.
Changing bed linen and towels is part of the visit if the sets are in the flat. We do not do laundry — that is separate logistics, and owners usually take linen to a laundry themselves or keep three sets in rotation.
The standard window is 11:00 to 15:00, between check-out and check-in. The cleaner arrives at the agreed hour rather than "during the day": in short lets the exact time matters more than anything else. If a guest overstays, the manager moves the visit rather than cancelling it.
For these properties we work to your list rather than a generic standard. It usually includes checking the towel count, restocking consumables, checking whether the guest left anything behind, recording damage and returning appliances to their default settings.
After each visit the cleaner sends photographs of the rooms — both a report and evidence of the state of the flat when the next guest arrives.
Keys are kept with us or in a lockbox by the door; both work. One-off key delivery costs UAH 499. Properties with a code lock are simplest: the code goes to the manager and the cleaner works without you.
Across our visits the pattern is stable: the oven after guests who cooked, the shower joints, the extractor hood and a hairdryer clogged with hair. Those four are worth checking every visit, with the oven inside (UAH 550) and the hood (399) added monthly.
Mattress cleaning on both sides (UAH 1,299) and a sofa (from 1,600) once a quarter — the load on textiles in a short let is higher than in a normal home. Windows at 350 each, twice a year.
The cleaner photographs the damage and messages the manager before starting rather than afterwards. That matters for the settlement with the guest: a picture taken right after check-out proves when a stain or a chip appeared, and the cleaning is about to remove the trace.
For owners with several flats a single monthly invoice covering every visit is easier than paying for each one. For registered businesses we issue an invoice and a service acceptance act, with payment by bank transfer and up to 30 days deferral.
