Windows after renovation: film, tape and mortar

A window after renovation costs UAH 499, an ordinary one 350. The difference is not a mark-up but the work involved. An ordinary wash means the glass, the frame, the sill and the fittings. After renovation it also means removing protective film, tape, splashes of primer and paint and dried mortar — and each of those comes off with a different tool.

What the UAH 499 covers

  • removing protective film from the frame and stickers from the glass;
  • taking off tape and adhesive traces with solvent;
  • scraping mortar, primer and paint with a blade held at an angle;
  • washing the glass on both sides, the frame, the reveals and the sill;
  • the fittings, the seal and the drainage holes;
  • the mosquito screen, removed and washed separately.

One window means two sashes that do not reach the floor, or a single floor-to-ceiling sash. A balcony door counts as one window. Floor-to-ceiling glazing is counted by section.

Why a blade and not chemistry

Dried cement mortar and primer do not dissolve in household products — they come off with a blade held at a sharp angle over wet glass. It is slow and demands care: the wrong angle leaves a scratch that cannot be undone. That is exactly why this job should not be attempted in a rush the day before moving in.

The plastic frame is never cleaned with a blade: it is softer than glass. There the tools are solvent and plastic scrapers.

Film that has been on for a year

Protective film is designed to last a few months. After a year in the sun the adhesive polymerises, the film comes off in pieces and leaves a trace. We lift it with solvent, but the honest forecast is that a matt stripe may remain on a white frame. The cleaner assesses that before starting, not afterwards.

When to book

Before the furniture arrives and before the curtains go up. A window after renovation takes longer than an ordinary one, and the cleaner needs free access from both sides and room for a stepladder. If a wardrobe already stands against the window, both the time and the result suffer.

How long it takes

One window after renovation takes 40 to 60 minutes against 15 to 20 for an ordinary one. For a flat with four windows and a balcony door, allow half a working day.

Balconies

A glazed balcony is counted by section: every two sashes make one window. After renovation the usual leftovers here are mortar on the lower profiles and dust in the drainage holes — those are always cleared, otherwise condensation freezes in them in winter and water finds its way inside.

The outside

We wash the outside wherever it can be reached safely from within: tilt-and-turn sashes and windows up to the second floor. Fixed glazing above that is rope-access work, a different service with different certification, and we say so plainly instead of taking the risk.

Why does a window after renovation cost more?

UAH 499 against 350: the film, tape, primer and mortar have to be removed with a blade, which takes about four times as long.

Can I peel the film off myself?

Yes, if it is fresh. After a year it comes off in pieces and the adhesive trace has to be lifted with solvent.

Will the blade scratch the glass?

Not at the right angle on wet glass. That is precisely why the job should not be rushed on your own.
