A buyer walks through a flat for eight to ten minutes and forms a view almost at once. Three things affect them more than the floor area: the light in the windows, the smell in the hallway and the state of the bathroom. Pre-sale cleaning works on those, not on cleanliness in general.
A dirty window takes up to a third of the light out of a room, and it photographs worse than anything else. One window costs UAH 350, which makes it the cheapest way to change the impression a flat makes. A balcony door counts as one window.
Wash them before the photo shoot for the listing rather than after: the difference is visible in the pictures without looking closely.
Smell is the only thing a buyer registers before seeing anything. The usual sources are a fridge nobody has cleaned inside (UAH 550), the bin, the bathroom drain and the kitchen cabinets (900). Air fresheners do not solve it, they amplify it: only what is clean smells clean.
In the bathroom a buyer looks at the tile joints, the drain and the taps. Joints are treated with a steam cleaner for UAH 350; fresh limescale comes off, years-old deposits and yellowed enamel do not — better to know that before the viewing than to hear it from the buyer.
The same rule works in the kitchen: the backsplash, the hob, the hood (399) and the oven inside (550) do more than a perfectly washed floor.
A one-room flat with windows, appliances and a steam cleaner runs to roughly UAH 4,000–4,800. A two-room flat, 5,000–6,000. Against the price of the flat that is an expense repaid by one or two thousand dollars in the negotiation.
An empty flat is cheaper and faster to clean but sells worse: a buyer struggles to judge the size of a room without reference points. If the furniture stays, upholstery cleaning is worth adding — from UAH 1,600: an old sofa stands out more in a clean flat than in a dirty one.
Yellowed bath enamel, darkened grout, scratches on glass and laminate, tobacco smell soaked into the walls over years — none of that is a cleaning question. An honest answer here is more useful than an attempt, and the cleaner gives it before the work.
A day or two before the photo shoot rather than before the viewing: photographs work on every buyer at once, a viewing on one. If the flat is empty, the cleaning is faster and cheaper.
