What counts as a room when you book a cleaning

The price of a cleaning is calculated from the number of rooms and bathrooms, so the first question in the calculator is how many rooms you have. The answer is not always obvious: a studio, a walk-through room, a walk-in wardrobe and a glazed balcony raise the same doubt every time. Here are the rules we use.

A room is any living space, with or without a door

A room means any living space: bedroom, living room, nursery, study. Whether it has a door makes no difference — a walk-through room counts as its own room, because the work in it is the same.

A one-room flat costs UAH 1,950, two rooms 2,400 and three rooms 2,850. Each further room adds 450.

The kitchen is not counted as a room

The kitchen is a separate item with its own price of UAH 800, and it is already included in the cost of a one-, two- or three-room flat. In other words, "two rooms" in our calculator means two living rooms plus the kitchen, not one room plus the kitchen.

The reason is that a kitchen takes longer than any room: the backsplash, sink, the outside of appliances, the hob and the cabinet fronts. Counting it as an ordinary room would be unfair to the cleaner.

Hallway and corridor

The hallway is also a separate item at UAH 150, and it is part of the base price of the flat. There is no need to count them: in a flat with two corridors the price does not double.

Bathrooms

A bathroom is a unit of its own at UAH 550, and one is already included in the base price. The second and each further one add 550. A separate bath and toilet count as two bathrooms: two rooms, two sets of fixtures and two floors.

Studios

A studio flat counts as a one-room flat: one living area plus the kitchen part, which is already included. If the studio has a separate bedroom behind a partition, it counts as two rooms.

Walk-in wardrobes, storage rooms and balconies

A walk-in wardrobe or a storage room is not counted separately if it is under four square metres and has no window — the floor and shelves there belong to the adjoining room. A large walk-in wardrobe with a window counts as a room.

A glazed balcony or loggia is a separate item by arrangement: people usually store things there, and the time depends on how much has to be moved. Simply sweeping the balcony floor is done as part of cleaning the adjoining room.

Split-level flats and mezzanines

In a split-level flat every living room on both levels is counted, and the staircase between them is added as a corridor rather than charged separately. A mezzanine or a sleeping platform under the ceiling is not a room unless a full staircase leads to it and it has a window.

Calculate the price

If you get the count wrong

Nothing breaks: the manager checks the layout before the visit and the sum is corrected then, before the work starts. Prices are never revised on site — the cleaner works to the order you saw, and any discrepancy is settled in advance.

Does the kitchen count as a room?

No. The kitchen is a separate item at UAH 800 and is already included in the price of a one-, two- or three-room flat.

How is a studio counted?

As a one-room flat. If the bedroom is separated by a wall or partition, it counts as two rooms.

Does a walk-through room count separately?

Yes. The presence of a door does not affect the price: the work in a walk-through room is the same as in any other.

How much is a second bathroom?

UAH 550. A separate bath and toilet count as two bathrooms — two spaces with their own fixtures.
