Between tenants a flat is cleaned for the viewing rather than for cleanliness. The next tenant looks at it for ten minutes and decides on three things: the smell, the bathroom and the state of the kitchen. Everything else they notice later, once the contract is signed.
What it costs
The base is UAH 1,950 for a one-room flat, 2,400 for two rooms and 2,850 for three. To that people almost always add the items a tenant never touched: the oven inside 550, the extractor hood 399, the fridge 550, the inside of kitchen cabinets 900, windows at 350 each and tile joints with a steam cleaner 350.
A typical bill for a one-room flat after a year of tenancy is UAH 3,800–4,500. The sum is fixed before the visit, so the owner sees it before the cleaner is let into the flat.

What comes first
The bathroom in full: toilet with cistern and fixings, shower or bath, joints, drain, mirror, taps. Then the kitchen: backsplash, hood, hob with its grates, appliances inside. After that doors, switches, skirting boards and the floor in the corners and behind furniture.
Tape and sticker marks on walls and doors come off with solvent, felt-tip drawings where possible; paint and worn patches on wallpaper are not restored by cleaning, and the cleaner says so straight away.
Mattress and sofa
More often than not it is the mattress that decides how quickly the flat is let. Cleaning a mattress on both sides costs UAH 1,299 and a sofa from 1,600; the minimum dry-cleaning order is 2,600, so the two are usually booked together. It happens on the same day as the cleaning — different specialists do the two jobs.
How long it takes
A one-room flat after tenants takes four to five hours, a two-room flat six to seven. If the flat has to be shown the next morning we send two cleaners, and the sum does not change: the price follows the scope.
Deposits and disputes
Cleaning between tenants is often paid out of the deposit, so owners ask for a photo report. The cleaner sends before-and-after shots of every zone — kitchen, bathroom, rooms — which is enough to show the tenant exactly what was deducted and why.
We also photograph what cleaning cannot fix: chips in the worktop, worn wallpaper, damaged fixtures. That is outside our responsibility, but for a conversation with the tenant such a picture is worth more than words.
For owners of several flats
If you let several properties, a standing arrangement works better: we keep the keys, the manager knows the addresses and the usual scope, and cleaning is booked as each tenant moves out. Key delivery costs UAH 499 if keeping them with us is inconvenient.
